Finial does not sit in one seat. The same firm that acquires a building also leases it, manages it, and represents tenants in it, which means market intelligence comes from operating the asset rather than from a broker’s report. Among KMAK’s real estate holdings it is the only one with a brokerage and tenant-rep arm attached to the investment platform.

Why KMAK invested

Light industrial in Texas and the Southeast is the supply-demand story we want exposure to: tenants keep arriving, and the small-bay product they need is difficult to build new at rents that pencil. Finial’s integration is what made it our vehicle for that view. A firm that leases and manages what it buys sees pricing and tenant demand before it shows up in comps, and it can execute a value-add plan without hiring three counterparties to do it. We are also deliberately not in our own backyard here, which is the point.
